The site consists of a 13,447 SF building and an adjacent 7,900 SF lot. Located at the top of the Gowanus Canal, the building was constructed in 1913 as the Brooklyn headquarters for the American Society for the Prevention of Cruelty to Animals (ASPCA). The building was renovated in early 2019 and is currently fully leased to a variety of hospitality users.
Acquired in 2001, 411-417 West 13th Street consisted of a three-story warehouse plus a cellar. Upon acquisition, the first three floors were completely renovated and 5 were added. The property is a six story 210,000 SF multi-family property. The property was acquired in 2006-7 and consists of 173 residential units. Upon acquisition, ownership began to improve the property by renovating apartments, converting the boiler from oil to gas, replacing the elevator cabs, upgrading the electrical and plumbing systems, and installing solar panels on the roof.
